House Rules

Dear Holiday Guests!

Our holiday homes on the Virserumssjön were largely self-built with much love and dedication. Our main concern is that you feel comfortable in our little Ekobyn and can enjoy your holiday in a relaxing way. The following house rules should be a helpful guide for a your plesant stay. We have listed some rules to protect our property from unnecessary wear and tear so that the next guests can also feel just as comfortable as you. Please take care of the entire furnishings an inventory andd treat the rental property as if it were your own. Please also ensure that your fellow travelers follow the rental conditions.

Shoes off!

In Sweden, it´s customary to remove street shoes in the entrance area as part of good manners. We kindly ask that you also follow this rule.

Kitchen

Please handle the kitchen equipment and technical devices with care. Since no one likes a dirty kitchen, please only place clean and dry dishes, pots and cutlery back into the cupboards. Use coasters for hot pots and other hot items and always use a cutting board when cutting. Please leave the inside of the oven and microwave clean. 

Damages/Theft

Sometimes accidents happen, and sometimes things may get damaged unintentionally. We would appreciate it if you could inform us immediately, so that the damage is not only noticed when the cleaning team arrives. 

Nature

Please take care of the surrounding nature so that future guests can also enjoy this largely untouched environment.

Duty of Care

We kindly ask you to treat the holiday home and its furnishing with care. Please also ensure that your fellow travelers adhere to the rental conditions. To prevent damage from stroms and break-ins, please close all windows and doors when leaving the house. In the interest of sustainability we ask you to use water, electricity and firewood sparingly.

Waste Disposal

Waste must be carefully separated into residual waste, food waste (bio waste – please use the provided paper bags), glass, paper, metal and packaging. Appropriate containers are available on the property and are marked with “Ekobyn”. Additionally, there are two green compost bins located behin the wood shed. Please only dispose of food scraps without bags and cold ash in these bins. If the waste is not correctly sorted, the bins will not be emptied. In this case, our cleaning staff would need to resort and dispose of the waste and a flat fee of 50,00 Euros will be charged. Please use trash bags for the kitchen bin and the bathroom´s cosmetic bin an dispose of them accordingly. If there is no more space in the bins, the waste must be taken to the appropriate containers in Virserum (Krokvägen, Virserum).

No waste, food scraps, harmful liquids or similar substances should be thrown or poured into the kitchen sink, toilet, washbasin or shower. Please avoid anything that could cause blockages in the pipes. Do not flush hygiene products down the toilet. Since our holiday homes are not connected to the municipal sewage system but is serviced by a three-chamber-well, we urgently ask you to ensure that no food scraps, hygiene products or similar solid materials are disposed of via the wastewater system. This could damage the system and lead to costly repairs.

Cleaning

If an accident happens (e.g. extreme dirt, stains on upholstered furniture or spilled liquids on the floor or countertops), we kindly ask you to clean it up immediately. Upon your departure, the holiday home should be left swept clean and the dishes should be cleaned, dried and put away in the cupbords.

Internet/Wi-Fi

The use of the internet with your own Wi-Fi-enabled device (laptop, PDA, smartphone, etc.) via the Wi-Fi connection is free of charge for the tenant during the rental period. You use the internet at your own risk. The landlord excludes any liability in this regard.

Sauna

The sauna by the lake is available to all our holiday guests. For hygiene reasons, we kindly ask you to use a towel to sit or lay on in the sauna. After your visit, please make sure to ventilate the sauna properly. The wood-fired stove should be emptied after the ashes have cooled down. 

Fresh water

The fresh water is sourced from a well on the property. The water is completely clean, crystal clear and of very high quality. To maintain this quality, we kindly ask you not to dispose of or leave any chemicals, cleaning agents, oils, hazardous materials, cigarettes, urine, etc. on the property.

Smoking

Smoking is not permitted in the holiday homes. If this rule is not followed, we will be compelled to charge for necessary cleaning, neutralization and renovation costs. If smoking occurs in the outdoor areas, all cigarette waste must be properly disposed of.

Grilling/Fire Pits/Open Fires

Each house has a grill available in the shed. These may not be used on the terraces. A safe distance from the wooden houses must be maintained and suitable weather conditions should be observed. Sparks can ignite forest fires. Open fires are prohibited in all outdoor areas. Local fire bans must be strictly observed. 

Pets

Bringing pets is only allowed in House Mia and House Sjövik.

Parking Facilities

Designated parking spaces are available at the houses. Driving on the rest of the property is not permitted. 

Keys

The loss of a key must be reported immediately. The costs for replacing the key will be charged to you. 

Liability

The landlord is not liable for the valuables of the guests.

Arrival and Departure

Check-in is according to the contractual agreement starting from 3 PM. On the day of departure we kindly ask our guests to vacate the holiday home by 10 AM at the latest, so that the final cleaning can be carried out smoothly before the next guests arrive. Upon your departure, the holiday home should look as it did upon your arrival. As multiple holiday homes are rented simultaneously, dishes may easily get mixed up. We ask that you ensure they are returned to the correct house before you leave. The same applies to any furniture. By booking the holiday home, you agree to adhere to the house rules.
